Colliers International deploys the green certification process on behalf of AFI Europe for the first three buildings in AFI Park, as well as for AFI Palace Ploiesti.
In its completed state, AFI Park will consist of 5 Class A ultramodern office towers with a total leasable area of 70,000 m2. The project is adjacent to AFI Palace Cotroceni shopping mall in Bucharest – at the junction of Bucharest’s two major transport arteries, Timisoara Blvd. and Vasile Milea Blvd., and between the large Militari and Drumul Taberei neighborhoods. Each building comprises 10 floors and 2 underground parking levels, being connected directly to the shopping mall.
AFI Park 1 was inaugurated in September 2012, having a gross built area of 20,000 m2 and a gross leasable area of 12.250 m2 with 100% occupancy; the building hosts leading IT&C companies such as SparkWare Technologies, Microchip Technology and Endava.
The second office building, AFI Park 2 – which was awarded as the largest prelease agreement of 2013, after Electronic Arts took the entire leasable office area of the building (11,700 m2) – is nearing completion and will be delivered in April 2014.
AFI Park 3 started construction works in Q3 2013 and will be delivered on the market in Q4 2014. The remaining two office buildings will be completed in one phase in Q4 2015, giving the possibility for tenants to grow and expand within AFI Park.
For all of its first 3 office buildings and for AFI Palace Ploiesti, AFI Europe is targeting LEED Gold certification.
“We are extremely happy with the results obtained so far in the green certification of AFI Park and we look confidently to the future. With nearly half of the project already built, pre-certified and leased, the achievements to date reinforce our commitment towards sustainable property development in Romania and set positive prerequisites for the future certification of the remaining towers and future shopping malls, soon to be developed”, states David Hay, CEO AFI Europe Romania.
“We are proud to be part of AFI Europe’s effort to design and build its office and retail developments in Romania according to LEED requirements. We are particularly flattered by AFI Europe’s decision to grant us their trust with AFI Palace Ploiesti and AFI Park, through the latest green certification mandate for AFI Park 3. Being one of Bucharest’s top-quality projects, AFI Park represent great evidence that green buildings now represent the market standard, which future developers will need to respect in order to fulfil tenants demand for office space”, comments Oana Stamatin, LEED AP BD+C within the Real Estate Management Services team of Colliers International Romania.
